TRANSACTION FEES up to 20% maximum
Up to €30,000: flat rate of €3,000 including tax
From €30,000 to €60,999: 10% including tax of the sale price
From €61,000 to €152,449: 7.5% including tax of the sale price
From €152,450 to €320,144: 7% including tax of the sale price
From €320,145 to €411,999: 6.5% including tax of the sale price
From €412,000 to €499,999: 6% including tax of the sale price
From €500,000: 5% including tax of the sale price

RENTAL FEES
Rental of main or mixed residence (1989 law)
In accordance with current legislation, fees are shared equally between the tenant and the owner.
a) Tenant search + negotiation:
12.54% excluding VAT or 15% including VAT of the annual rent excluding charges
b) Preparation of the file + drafting of the Deeds:
€150.51 excluding VAT or €180.00 including VAT
These costs are deductible from your rental income
Example of calculation including VAT for a rent of €500 including charges with €40 of monthly charges:
Rental fees:
€460 (rent excluding charges) x 12 months x 15% = €828
The total amount of fees (a + b) will therefore be:
€828 + €180 = €1008
In accordance with the law of July 6, 1989, the owner will be billed 50% of these fees
and 50% to the tenant
The amount of rental fees required from the incoming tenant will therefore be €509. The amount of the rental fees required from the owner will therefore be €509.
Rental of professional or commercial premises
A) Search for the tenant + negotiation
15% excluding tax or 17.94% including tax of the annual rent amount
B) Preparation of the file + drafting of the Deeds
€250.84 excluding tax or €300.00 including tax
The total of the negotiation, above (A + B) will be the responsibility of the lessee.
